Nicole Pietramale didn't take the traditional path to multifamily investing, and that's exactly what makes her approach so effective.

Her real estate journey began in the competitive Chicago market, where she learned the fundamentals of property valuation, market analysis, and client service. But Nicole quickly realized her passion lay not just in transactions, but in the transformation of real estate assets from concept to completion. She wanted to understand not just how properties were bought and sold, but how they were built, managed, and optimized for long-term performance.

This realization led her to San Antonio's thriving homebuilding sector, where she immersed herself in the complexities of new construction. For over seven years, she worked with a specialized firm serving builders and managing residential assets, gaining frontline experience in every phase of development. There, she mastered the intricacies of construction timelines, budget management, contractor coordination, and the critical details that separate profitable projects from problematic ones. She learned to read construction documents, evaluate trade quality, and anticipate issues before they became expensive problems.

Nicole didn't just observe these projects. She managed them. She developed relationships with contractors, navigated municipal approval processes, and learned firsthand what drives costs up and what creates lasting value. This operational foundation gave her something many real estate investors lack: the ability to walk a property and immediately identify both opportunities and red flags that others might miss.

At McCombs Enterprises, Nicole elevated her expertise to institutional-grade asset management, overseeing multiple high-value projects and learning how sophisticated investors evaluate, monitor, and optimize real estate performance. She became fluent in financial modeling, portfolio analysis, and the data-driven decision-making that separates institutional operators from amateurs. She discovered that the same principles that make new construction successful (attention to detail, proactive management, conservative financial planning, and disciplined execution) are exactly what multifamily investors need to generate consistent returns.

Working alongside institutional decision-makers taught Nicole the importance of rigorous underwriting, transparent reporting, and risk mitigation. She saw firsthand how professional operators manage portfolios, structure deals, and communicate with stakeholders. These experiences shaped her belief that real estate success isn't about finding the perfect deal. It's about executing flawlessly on good deals.

Today, as Co-Founder and Managing Partner of Martin & Pietra Capital Partners, Nicole leads property acquisition, due diligence, and asset management. Her hands-on experience means she can evaluate renovation costs accurately, manage contractors effectively, and ensure that business plans are executed on time and on budget. She brings a builder's eye for quality combined with an institutional approach to performance monitoring.

Christina Martinez's path to multifamily investment leadership combines hands-on property management experience with strategic partnership expertise that most syndicators simply don't have.

Christina's real estate foundation started in new construction, where she learned what quality looks like and how development actually works. She then moved into multifamily property management, gaining frontline experience in leasing, operations, and what makes properties perform. This wasn't theoretical knowledge. Christina worked directly with residents, understood occupancy drivers, and learned what tenants actually want versus what owners think they want.

After mastering property-level operations, she transitioned to representing investment property buyers, which elevated her perspective. Now she could analyze properties through both lenses: as an operator who knew the day-to-day realities and as an investor evaluating cash flow, risk, and returns. This dual perspective became invaluable.

But her career took an unexpected turn when she became Director of Multimedia Initiatives for a luxury home publication, a position she held for 15 years. In this role, she co-created The Luxury Real Estate Summit and orchestrated partnerships between institutional real estate firms and the world's most prestigious luxury brands. She facilitated strategic brand activations with luxury names including Cartier, Tiffany & Co., Rolls-Royce, Bentley, Lamborghini, Aston Martin, and Neiman Marcus, to name just a few. She also worked with major players in the real estate space like McCombs Enterprises, Sotheby's International Realty, The Agency, eXp Luxury, and Keller Williams Luxury Portfolio, among others.

Most people wouldn't see the connection to multifamily syndication. Christina saw opportunity. This wasn't party planning. It was high-stakes relationship building with C-level executives, complex contract negotiations, and aligning interests across multiple sophisticated organizations. Christina learned how institutional players think, how they evaluate opportunities, and what it takes to earn their trust. She discovered that luxury brands and institutional investors actually have a lot in common: both demand excellence, both value relationships over transactions, and both can spot inauthenticity instantly.

These skills translate directly to real estate syndication. Finding off-market deals requires relationships. Raising capital requires trust. Building a brand requires authenticity. And managing properties successfully? Christina already knew that from her years in multifamily operations.

Today, as Co-Founder and Managing Partner of Martin & Pietra Capital Partners, Christina leads investor relations, strategic partnerships, capital raising, and oversees property management strategy.
