This realization led her to San Antonio's thriving homebuilding sector, where she immersed herself in the complexities of new construction. For over seven years, she worked with a specialized firm serving builders and managing residential assets, gaining frontline experience in every phase of development. There, she mastered the intricacies of construction timelines, budget management, contractor coordination, and the critical details that separate profitable projects from problematic ones. She learned to read construction documents, evaluate trade quality, and anticipate issues before they became expensive problems.
Nicole didn't just observe these projects. She managed them. She developed relationships with contractors, navigated municipal approval processes, and learned firsthand what drives costs up and what creates lasting value. This operational foundation gave her something many real estate investors lack: the ability to walk a property and immediately identify both opportunities and red flags that others might miss.
At McCombs Enterprises, Nicole elevated her expertise to institutional-grade asset management, overseeing multiple high-value projects and learning how sophisticated investors evaluate, monitor, and optimize real estate performance. She became fluent in financial modeling, portfolio analysis, and the data-driven decision-making that separates institutional operators from amateurs. Christina Martinez's path to multifamily investment leadership combines hands-on property management experience with strategic partnership expertise that most syndicators simply don't have.
Christina's real estate foundation started in new construction, where she learned what quality looks like and how development actually works. She then moved into multifamily property management, gaining frontline experience in leasing, operations, and what makes properties perform. This wasn't theoretical knowledge. Christina worked directly with residents, understood occupancy drivers, and learned what tenants actually want versus what owners think they want.
After mastering property-level operations, she transitioned to representing investment property buyers, which elevated her perspective. Now she could analyze properties through both lenses: as an operator who knew the day-to-day realities and as an investor evaluating cash flow, risk, and returns. This dual perspective became invaluable.
But her career took an unexpected turn when she became Director of Multimedia Initiatives for a luxury home publication, a position she held for 15 years. In this role, she co-created The Luxury Real Estate Summit and orchestrated partnerships between institutional real estate firms and the world's most prestigious luxury brands. She facilitated strategic brand activations with luxury names including Cartier, Tiffany & Co., Rolls-Royce, Bentley, Lamborghini, Aston Martin, and Neiman Marcus, to name just a few. She also worked with major players in the real estate space like McCombs Enterprises, Sotheby's International Realty, The Agency, eXp Luxury, and Keller Williams Luxury Portfolio, among others.
